Repair or Replace Your Metal Gate: How to Decide

Your gate is acting up, and the real question is whether to fix it or start over. Both can be the right answer. The trick is knowing which signs point to a quick repair and which point to a full replacement, so you spend on the outcome that lasts. Here is how we think it through on Pearland properties.
Start With the Posts and Frame
Everything hangs on the posts. If your galvanized posts are still plumb and set solid in their concrete footings, and the frame is straight, you are almost certainly in repair territory. A worn hinge, a dropped latch, or a leaf that has sagged out of square are all fixable in a single visit. When the posts have heaved or leaned and the frame is cracked in more than one spot, the gate has lost its structure, and that is when replacement starts to make sense.
Weigh the Repair Against a New Gate
Our rule of thumb is simple. If the repair estimate creeps past roughly half the cost of a comparable new gate, replacement usually wins on value, because you are pouring money into metal that is near the end of its life. Below that line, repair almost always makes more sense. A realignment and a re-weld on a sound frame is a fraction of a new fabrication, and it buys you years.
Look Hard at the Rust
Surface rust is cosmetic and easy. We sandblast it, prime with a rust-inhibiting coat, and finish in powder coat, and the gate is protected again. Rust that has eaten through the tubing is a different story. Once the steel is perforated, welding to it is patching a symptom, and in the Gulf Coast humidity around 77584 the corrosion keeps spreading. Through-rust is a replace signal.
Do not Forget the Operator
If your gate itself is fine but the automation is failing, that is often a standalone fix. A stalling motor, a gate that reverses for no reason, or a dead keypad can usually be repaired or swapped without touching the gate.
